Job Description

DEFINITION

To perform a variety of duties involved in the skilled maintenance and repair of college facilities and grounds; and to perform a variety of technical duties relative to assigned area of responsibility.



DISTINGUISHING CHARACTERISTICS

This is the full journey level class within the Maintenance Technician series. Employees at this level receive only occasional instruction or assistance as new or unusual situations arise and are fully aware of the operating procedures and policies of the work unit.



SUPERVISION RECEIVED AND EXERCISED

Receives general supervision from the Director, Facility Services and Assistant Director, Facility Services.



Exercises no supervision.Perform a variety of facility and grounds maintenance duties including plumbing, painting, HVAC, plastering, tile work, roofing repair, electrical welding, septic line service, wiring, and other related duties.



Maintain heating and ventilation units; troubleshoot and repair units as necessary; check for gas leaks and make minor repairs; install and repair exhaust fan motors and air compressors.



Perform a variety of carpentry duties as assigned; repair roofing; paint furniture, walls, and signs.

Perform general plumbing including the installation of water lines and drain lines.



Operate a variety of equipment including power tools, tractors, lawn mowers, dump trucks, and other tools and equipment as required; perform preventive maintenance activities on tools and equipment.



Inspect reports of minor water and sewer leaks; make needed repairs.



Perform a variety of grounds maintenance duties as needed.



Pick up and deliver supplies and materials.



Perform welding for repair work as necessary; fabricate and repair tools and metal fixtures.



Perform other duties as assigned.

Experience:

Two years of general building maintenance and plumbing experience.



Training:

Equivalent to the completion of the twelfth grade supplemented by formal training in mechanical, plumbing, and electrical repair.

Preference for: Plumbing class I contractor (P-I). Potable water and drain/waste/vent piping systems in any building (residential, commercial, industrial).

Plumbing Technician Certification will be considered.



License or Certificate

Possession of, or ability to obtain, an appropriate, valid driver's license.

Freon Certification preferred.

Gas burner maintenance and operation.

Knowledge of:

* Basic principles and practices of plumbing and public rest room repair.
* Basic principles and techniques of heating and ventilation unit repairs.
* Principles and procedures in working with electricity.
* Plastering and painting procedures.
* Methods of operation of a variety of hand and power tools including saws, hammers, routers, drills, and paint sprayers.
* Safe work practices.
* Basic mathematical principles.

Ability to:

* Perform a variety of building duties including painting, plastering, plumbing, window installation, and other related duties.
* Follow general codes prescribed by national, state and local entities.
* Perform mathematical calculations in order to obtain appropriate area estimations.
* Repair and maintain various heating systems.
* Operate a variety of hand and power tools.
* Perform preventive maintenance on equipment and tools.
* Understand and follow oral and written instructions.
* Work independently in the absence of supervision.
* Communicate clearly and concisely, both orally and in writing.



Maintain mental capacity which permits:

making sound decisions

understanding maps and diagrams

evaluating the performance of mechanical and electrical machinery and hand tools.



Maintain physical condition appropriate to the performance of assigned duties and responsibilities which may include the following:

walking or sitting for extended periods of time

lifting and carrying heavy materials

straight pulling

reaching above shoulder

repeated bending, crawling, kneeling, and crawling during assigned activities

operating assigned equipment.



Effectively handle a work environment and conditions which involve:

working closely with others

exposure to fumes, dust, and dirt.



Effectively deal with personal danger which may include exposure to:

electrical hazards

confined or high work places

extremely loud noises

inclement weather.



Establish and maintain effective working relationships with those contacted in the course of work.All advertised positions are contingent upon funding.
